In February, median home prices in San Mateo and Santa Clara counties surged more than 10% compared to February 2024—a sign that we may see new records this spring and summer.

  • Homes Sold: 198 single-family homes (-5.7% from 210 in February 2024)
  • Average Price Per Sq. Ft.: $1,197 (+6.3% from $1,126 in February 2024)
  • Days on Market: 20 days, reflecting steady buyer interest
Santa Clara County:
  • Median Sales Price: $1,999,998 (+11.1% from $1,800,000 in February 2024)
  • Homes Sold: 447 single-family homes (-0.9% from 451 in February 2024)
  • Average Price Per Sq. Ft.: $1,223 (+9.1% from $1,122 in February 2024)
  • Days on Market: 16 days, signaling strong demand
